Partnership

 We are your partner!! Let us handle the time depleting administrative chores that hold you back from taking the time you need for yourself. From open to post close, we handle the paperwork, the deadlines and the communication creating a seamless transactional process for you, your clients and all the vendors in between. 



Cost-effective

Instead of hiring an in-house transaction coordinator, we provide your TC needs PER transaction! This allows you to keep your costs lower.

Services

Transaction Management

$350.00 / $525.00 for both
Due at closing
  • Ensure through Documentation Analysis that all purchase agreements, counter offers and addendums are fully executed with signatures, initials, dates and broker information.
  • Correct and Complete missing documentation and signatures.
  • Ensure all disclosures are provided within the specific timelines.
  • Communicate with all parties through email, phone and text messaging regularly.
  • Secure receipt of the earnest money deposit.
  • Manage inspections, appraisals, final walk throughs and closing.
  • Invite agent access to the transaction processes along the way through the task management software program.
  • Communicate regularly to all parties deadlines and milestones, status updates focussing on items that are missing or need attention
  • Follow up with the Title Company to ensure that all items needed are present to ensure an on time closing.
  • For the listing side, verify that the appraisers have the CMA and all upgrades provided by the listing agent.
  • Follow up with the lender for loan approval.
  • Order the home warranty if there is one.
  • Give buyers information about utilities and remind them to get them connected.
  • Upload documents for compliance reviews.
  • Acquire the Disbursement Authorization and send to the Title Company.
  • Review all closing statements.
  • Complete Google review on behalf of the agent.


​Agent Expectations

  • To submit a transaction, use the intake form to the right. (Please note: do not submit this unless we have already spoken and you have been registered with us)
  • When submitting, please provide us with a fully executed contract.
  • Attend all appointments (inspections, appraisals and walk-throughs)
  • Complete all negotiations and any other licensed activities.
  • Remove all items from the property (lockbox, signs, fliers, etc)
  • If your sign was installed by a 3rd party company, we can contact them to have it removed.
  • Update MLS Status


Listing Management

$200.00
Due when MLS is Activated
  • Confirm listing is complete and that all signatures are on all seller documents
  • Coordinate photographer
  • While the agent will make the listing live, we will enter your listing into the MLS and save as incomplete for your final approval
  • Upload all photos, documents and disclosures into the MLS
  • Set up Showing Time
  • Order all HOA documents
  • Using the agent's platform, upload documents for broker approval
  • Schedule an Open House in MLS if desired
  • Coordinate Sign installation if you use a third party


Agent Expectations

  • Use the Registration form for transaction submission
  • Provide the FULLY executed contract
  • Activate the listing after reviewing the saved as incomplete version as illustrated above.




Compliance Management

$200.00
Due at closing
  • Verify and Review all documents
  • Upload all required documents for compliance approval
  • Send Disbursement Authorization to the Title Company
  • Upload all closing documents for final compliance.


Please note: This is JUST for compliance meaning we will not be coordinating or communicating with any parties.
